Interior vs. Exterior Basement Waterproofing: How to Tell Which One Your Home Actually Needs
Most Maryland homes need some of both. If your house was built from the 1940s onward, there is a good chance it already has an interior drainage system, and the real question is whether that system needs correcting or whether water is reaching your foundation faster than any interior system can handle. Interior drainage manages water that has already arrived. Exterior work stops it from arriving. Which one you need depends on where the water is entering, what your foundation is built from, and how your lot sheds water. Here is how we sort that out.
What an interior drainage system actually does
An interior system is a trench cut along the inside perimeter of your basement slab, a perforated pipe bedded in stone, and a sump pump that discharges the collected water away from the house. It is worth being precise about what that is: water management, not water prevention. Water still reaches your foundation. The system catches it at the footer and removes it before it reaches your floor.
That is not a criticism of the method. For a lot of homes it is the correct and cost-effective fix, and it is often the only practical option when the problem wall sits under a driveway, a deck, an addition, or three feet from the property line. But if a contractor tells you an interior system will stop water from touching your foundation, that is not accurate, and it matters when you are comparing quotes.
Interior drainage handles this well
- Hydrostatic pressure pushing water up through the cold joint where the wall meets the floor, which is where most basements leak first.
- Seepage weeping through porous block over a long stretch of wall.
- Water on a wall you cannot economically reach from outside.
Interior drainage does not fix this
- Water entering high on a wall, through a crack or a failed parge coat, above the level of the drain.
- The condition causing the water in the first place, which is usually surface water that was never carried away from the house.
- A wall that is bowing or cracked horizontally. That is a structural question and it comes before any drainage conversation.
What exterior waterproofing actually does
Exterior work means excavating down the outside of the foundation to the footer, cleaning the wall, applying a waterproof membrane, and rebuilding the drainage so water is carried away before it can load against the wall. It treats the cause rather than the symptom, and on the right house it is the more permanent answer.
It also costs more, takes longer, and requires access. Excavation needs room for a machine or a crew to dig safely, and depth matters: a wall that goes down eight feet is a very different job from one that goes down four. Those constraints, not preference, are usually what decide whether exterior work is on the table.
How to tell which one your house needs
Start with where the water shows up, because the entry point tells you more than anything else a homeowner can observe without digging.
- Water along the seam where the floor meets the wall, after heavy rain. Classic hydrostatic pressure at the cold joint. Interior drainage handles it, and it is usually worth correcting the grading and downspouts outside at the same time so the system is not fighting more volume than it needs to.
- Water running down the face of a wall, or staining and mineral trails below a visible crack. That water is entering above the drain line, so an interior system will not intercept it. This points outside.
- Water pooling against the house in the yard, or a downspout discharging next to the foundation. Start there. This is the cheapest fix in waterproofing and sometimes it is the whole fix.
- Damp all the time, with no connection to rainfall. That is often humidity condensing on cool surfaces rather than intrusion, and it is a dehumidification and air-sealing problem, not an excavation one.
- A wall that is bowing inward, cracked horizontally, or stepping apart along the mortar joints. Stop. Get the structure assessed before anyone quotes you drainage.
In practice, most of the homes we look at in Harford and Baltimore County are a combination. An interior system that was installed decades ago and needs correcting, plus exterior work on the drainage side: grading, yard drainage, downspout extensions. The interior system stops being overwhelmed once the volume reaching it drops.
Why we do not put a French drain against your foundation
A French drain is perforated pipe bedded in gravel. The holes let water in along the whole length of the pipe so it can be collected and carried off. It is a real tool with real uses, mostly in open ground where the job is to pick up subsurface water across a wide area.
Around a house we do not use it, and the first reason is the holes. A perforated pipe takes water in along its entire run, including the run right beside the wall you are trying to keep dry, and it releases water back into the soil as it travels. You have built a channel that holds water in the ground against your foundation. That is the opposite of the objective.
The second reason is simpler. Perforated lines silt up. Fine soil washes in through the holes season after season until the pipe carries nothing at all, and by then it is buried under a restored lawn where nobody is going to find it. Some companies install them outside anyway, and a lot of homeowners believe they are supposed to. We have dug up enough of them to have a settled view.
So none of the pipe we run around the outside of a house is perforated. Not the downspout lines, not the yard drains. We collect water at the surface, where it is actually standing, with surface drains, and we carry it away in solid pipe. Water enters at the collection point and does not come back out until it discharges well away from the house. It never gets a second opportunity to soak into the ground against your wall.
There is no proprietary name for this. It is grading and yard drainage, done with surface drains and solid pipe, and the reason it is worth asking about is that most quotes do not specify it either way. If you are collecting quotes and a contractor is proposing a French drain against your foundation, ask a simple question: once water enters that pipe, where does it go, and what stops it coming back out along the way?
Do you need a sump pump?
If you are managing water with an interior drainage system, yes. The system collects water at the footer and it needs somewhere to send it, and a pump is the only thing that moves it up and out.
What pumps cost
- Replacing an existing sump pump: about $1,000 installed. The pit and the discharge line are already there, so you are paying for the pump and the labor.
- Adding a sump pump where there was not one before: about $2,500 installed. The pit has to be cut into the slab and a discharge line run, and that is most of the work.
- Battery backup: $2,000 installed, in addition to either of the above.
A backup is not a spare part sitting in a box. It is a second pump, plumbed in alongside the first and kept trickle-charged off mains power so the battery is full when it is wanted. Lose power and it takes over. Keep power but take on water faster than the primary pump can move it, and both run at once. It is the single upgrade we recommend most often, because the storms that flood basements are the same storms that take the power out, and a pump with no electricity is a hole in your floor.

What we warrant, and what we do not
Warranty language is where the difference between interior and exterior work stops being theoretical, so it is worth being exact about it.
- Interior drainage: lifetime warranty, for the life of the structure. It transfers to a new owner if you sell. The new owner contacts us within 30 days of the sale with their details, and there is a $150 administrative fee to put the warranty in their name. That is all set out in the contract.
- Exterior waterproofing: a five-year workmanship warranty, and no warranty against water inside the basement. The second half of that is deliberate and we would rather say it plainly. A membrane on the outside of a wall, applied correctly, still does not stop water travelling underneath the wall and up through the cold joint. No one can guarantee a dry basement from exterior work alone, so we do not.
- Structural and foundation repair: lifetime. Carbon fiber carries a manufacturer's lifetime warranty on the material, and we put a lifetime labor warranty from Drift on the work itself.
If you are comparing quotes and someone is offering a lifetime dry-basement guarantee on exterior-only work, ask them to put in writing what happens when water comes up under the wall rather than through it.
Will you dig up my yard?
Only for exterior work, and only where we have to. Interior systems are installed entirely from inside the basement. We cut a trench along the slab and your landscaping is never touched.
When a job does call for excavation, we put things back the way they were, and often better than they were. Digging along a foundation is not a delicate operation while it is happening, and we would rather set that expectation honestly than have you surprised on day two. What we will commit to is that the site is left neat and restored, not that the work is invisible while it is underway.
What about the waterproof paint at the hardware store?
Paint-on masonry sealants block moisture vapor. They do not stop liquid water arriving under pressure. If water is being pushed through your wall by saturated soil, a coating on the inside face gives it a surface to defeat, and it will find the next weak point: a joint, a crack, a spot where the coating did not bond. Frequently it simply pushes the coating off the wall.
As a stopgap while you decide what to do, it is fine and it will not hurt anything. As a repair, it treats the stain rather than the leak.
When you probably do not need to call us
Some basement water problems are not waterproofing problems, and we would rather tell you that than sell you a system you did not need.
- Your downspouts discharge within a few feet of the foundation. Extensions cost very little at any hardware store. Move that water ten feet out and watch what happens over the next few storms.
- The ground slopes toward the house. Regrading so the first several feet fall away from the foundation solves a real share of the leaks we get called about.
- Your gutters are full. A blocked gutter dumps the entire roof surface in one concentrated spot at the foundation. Clean them first.
- One damp corner after a record-setting storm, never before. Watch it through a few more rains before spending anything.
Fix the free things first. If the basement is still wet afterwards, you have learned something useful and you will get a better diagnosis from us because of it.

Perforated lines outside also silt up over the years until they carry nothing. None of the pipe we run around the outside of a house is perforated, including downspout lines and yard drains. We collect water at the surface with surface drains and carry it away in solid pipe, so it cannot re-enter the ground against the wall.
How much does basement waterproofing cost in Maryland?
Interior perimeter drainage runs roughly $100 to $160 per linear foot. A typical single-family basement needs about 120 linear feet, which puts most complete interior systems between $12,000 and $18,000, with the middle of that range around $14,500. Sump pump replacement is about $1,000, a new sump pump where there was not one before is about $2,500, and a battery backup is $2,000 installed on top of either. Waterproof masonry paint blocks moisture vapor but will not stop liquid water arriving under hydrostatic pressure. Water pushed through a wall by saturated soil will find the next weak point, whether that is a joint, a crack, or a spot where the coating failed to bond, and it often lifts the coating off the wall. It is a reasonable stopgap but not a repair.
